Whats App group
There is a Commodore Whats App group, set up by Christie Unit 18, that is a great source of current information. Such as when council rangers are booking cars
on the street or when there is community BBQ happening.
Ask Christie or any other existing group member to include you on the group. It is accessed from your mobile phone, everyone is welcome to join.

Using the BBQ area
The BBQ area is available to all residents. You can't book it and you can't reserve it just for your BBQ. But if you are having a few people round for a
BBQ, it is a good idea to put a notice up to let others know that you will be using it on a particular day at a particular time, as a heads up.
There are two gas bottles next to the boat shed at the bottom of the stairs. Turn one (not both) on using the tap at the top of the cylinder before you
you use the BBQ. You need to also turn on a tap underneath the BBQ you are using. The BBQs work well and you should enjoy your food. After using the BBQ,
turn off the gas underneath the BBQ and then turn off the gas at the cylinder. Cleanup any mess you made.

Garage Door
You can manually open the garage door from the inside if needed. The door will automatically open when it detects a metal object
(e.g. car or pushbike) in front of it. But there is a box on the wall directly opposite the garage door, on the bottom of the box there is a white
push button, pushing this button opens the door. Handy when you need to walk out the garage door.

NBN
The NBN has given our property a deadline of August 2021 to swap over from ADSL to NBN. Our NBN system is called FttB (Fibre to the Basement).
As the name suggests we have optical fibre comming into our basement. From there the ethernet packets, that deliver internet, get translated from
light to electricity. From the basement to your apartment the ethernet packets travel over the copper telephone wire using VDSL (a faster version of ADSL).
When you connect to NBN a VDSL modem is connected to a phone socket in your apartment. The NBN technician then connects your phone wire to the NBN FttB in a
communications room located on level 1 (north tower). The door intercom system also runs through copper telephone wires and the phone socket in your apartment.
This is a messy complicated setup that sometimes causes problems, such as the NBN technician not being able to connect you or loosing access to the door intercom.
Stewart Unit 42, is the designated NBN problem troubleshooter. Contact him if you have problems.

Pets
A number of apartments in the Commodore have pets, such as a cat or a dog.

How do I turn the water on or off to my apartment?
Every apartment has a tap that controls all the cold water to the apartment. The tap is usually located in the ensuite adjacent to the main bedroom.
The mains tap is located in the ensuite because thats where the water main is. There is a vertical column space that runs from the ground floor
to the roof behind your ensuite. Cold water to all taps in you apartment comes in from here, so the mains tap is here.
If you have broken pipe or tap
or a leaking washing machine or dishwasher connection that is flooding your apartment. This tap works wonders.
The hot water comes in differently from the hall way outside you front door. There is a a small wooden door on the wall, next to the stairwell door,
in the hall way outside your apartment. Inside there are 4 hot water meters, one for each apartment on your level. Above each meter is a tap or handle
that is used to cut hot water on or off. Make absolutely sure you know which is your meter before touching this tap, as otherwise you may inadvertantly
cut-off your neighbours hot water

Plumber?
You can use any plumber you want, but Chris Finch from CMF plumbing is used by strata and many owners for plumbing work.
He knows our building well, does good work and charges reasonably. If you don't have a plumber, I can recommend him. (Tony Unit 43)

Why do I have a gas bill?
No apartment in the Commodore has gas. Yet all apartments get a quarterly gas bill. The gas is used to produce your hot water.
There are four large water boilers on level 1. Hot water is piped from level 1 to every apartment.
This is a very expensive way to pay for hot water. The gas company (Jemena) includes a supply charge, of about $50, in each quarterly bill, despite
there being only one gas meter, located on level 1, in our building. There are water meters located in the hall outside your apartment,
behind a small wooden door on the wall. The gas company sends a meter reader every quarter to read the hot water meters and from this calculates your
share of the building gas consumption. The gas bills for winter quarters are higher than for summer quarters because it takes more gas to heat colder water.

Garbage?
There are red bins for garbage (e.g. food scraps) and yellow bins for recycling (Paper products, recyclable plastics and glass).
Both are located at the front of the building.
The council provides 2 to 3 pickups per year for large items.

Electrician
Re electrician recommendation, I cant think of anyone better to service the building than STE .
Not just because the owner lives next door in 18 Walton and has conducted plenty of work already within The Commodore.
I have used Shannon and his team on dozens of commercial projects and his service is second to none compared to his and any other trade.
He operates emergency call outs 24/7 and services commercial, hospitality and residential clients.
He has 5 guys under him and all of them deliver a consistent quality of work. It’s worth having a chat to him.

Strata is not happy with this site
Hi Tony,
Please note that the Strata Committee have considered the Commodore Information Pack you have authored and
posted on the WhatsApp site that many Commodore residents subscribe to. They consider the pack inappropriate as the site has both owners and
tenants subscribing. If tenants have issues with water or other operational aspects of the building the Strata Committee would prefer that
they go through the appropriate channels to solve any issues arising. This ensures quality assurance and a record of any necessary interventions.
Therefore the Strata Committee request you remove the Commodore Information Pack as soon as practicable.
No, I am not going to remove this site ...., this email does not make sense. But do as they ask and go through the appropriate channels to solve any issues.
